I'd Like to Look Into a Timeshare for a Couple Weeks Each Spring ? or Possible Condo ?

In Orlando, where are the best communities to purchase a time share. I’d like to have a couple or three weeks a year for our family to be able to use . is it better to buy a timeshare from a person who is selling them ? or go direct with a timeshare company ? are there new condos 2 bedroom/2bath being built ? is it better to purchase ? rent out a few times during year ? has anyone discussed options with tax advisor ? what’s the real estate market like ? would appreciate anyones thoughts / sharing of areas / contacts, etc. Many thanks and Happy New Year to All !

    I have only one thing to say about Time Shares. Stay Away From Them !!!! I could go into all the reasons why but it would take to long.
    If you are well off enough to buy a condo. I would recommend a condo.
    WHY: 1. It will be yours.

    2. When you get there you’ll know what kind of shape it is in. You will also know where your going to stay vs a Timeshare where you may end up in a apartment that is away from the most popular amenities.

    3.If you buy a condo, you can always have the manager of the condos rent it for you for a small fee.

    4. If you buy deduct the interest and the maintenance fee. I don’t know if you realised condos have a monthly maintenance for the common areas and the out side of the buildings etc.

    IMHO, timeshares are the worst deal in the travel industry. Just take the money you would have used and go anywhere you want with no time blackouts or extra fees.

    I love timeshares and own two of them. They are a great deal if you buy them on resale and do some research first.

    If you really will use it every year, I would buy and I would look for a points membership like Fairfield, or RCI points so you can maybe get a bit more time than just one week each year out of that one membership. DVC is an option as well, but they still run expensive even on resale.

    If you don’t think you’ll go every year or that you’ll get bored with it in a few years, I’d rent a timeshare instead because it is hard to unload a Florida timeshare since there are so many for sale. Look for rentals on Redweek.com. Also visit the Tug forums to read up on Timeshares and the ins and outs of buying/selling and renting. They should be able to direct you to rental listing sites as well.

    You can pick up Orlando timeshares pretty cheap on Ebay as there’s a glut of them on the market there. If you go the Ebay route, just make sure to pay close attention to closing costs. Nearly all of the timeshares sold there are sold by companies that have relationships with the closing companies that handle the transaction, title search and escrow. Shop around for a combination of the best price on the timeshare itself and the best price on the closing cost.

    I can’t offer you recommendations on neighborhoods unfortunately. My Orlando timeshare is Disney Vacation Club :)

    The best community with a lot of info is http://timeshareownerscommunity.com/ you can find and request rentals from timeshare owners.

    We are owners w/ Marriots vacation club. We bought in Orlando and the resort is still being built. 2bdrms/2bath. If you like to travel then timeshare is a good way to go. We also have the freedom to exchange w/ RCI and go anywhere. Marriot has condo’s spread across the country and other countries but RCI gives us even more choices. So if you buy you DO NOT have to travel to orlando everytime. Also w/ Marriot if you dont want to use your week, you can trade them in for marriot points to use at hotels, car rentals, air, or cruises(this can be done every other year). Also if you dont want to use your week, they will rent it out for you and you get the money. Alot of people have the misconception you have to travel to your resort or that specific week you bought and that is not the case at all. Hope this helps.
