It’s rubbish the whole concept. They use very tricky, high pressure sales tactics and almost tie you to your chair so you’ll sign!
There is absolutely no secondary market for your ” time share” except them and guess what, if you do try and sell back you’ll get a pittance in return. They will organize the loan (and they get a hefty commission on that too) and it’s rubbish about exchanging your week ( and they always insist you need 2 or more) with someone else in some other country especially when they exaggerate the opportunities to do so. My friend, and I warned him, got ripped off big time, he has 2 weeks like in winter and his unit is near the main road and noisy and he pays all these extra fees every year. And who is going to want to swap with him – no one!
